    Option-Period Checklist

    Give yourself a 10 – 14 day option period on any well-and-septic property. Skipping any of the below is where acreage buyers get hurt.

    Well

    Ask for the well log and the driller's report. During option, run a four-hour sustained flow test (this is the most important test — a well that pumps fine for five minutes can fail under real household load). Independent water-quality testing runs $300 – $600 and should include bacteria, nitrates, TDS, hardness, and heavy metals.

    Septic

    Get a licensed septic inspection, review permits, and request pumping records. Confirm the system type (conventional, aerobic, drip) and the county's OSSF (On-Site Sewage Facility) file. Aerobic systems require ongoing maintenance contracts.

    Lot usability

    Slope, drainage, flood plain, tree canopy, buildable envelope, easements, deed restrictions, and setback requirements. Ask about the driveway apron, culvert, and any shared-road agreements.

    Groundwater district

    Hays Trinity Groundwater Conservation District regulates well permits and pumping in most of the DSISD footprint. Verify the property is registered and permitted for the intended household size.

    Utilities

    Confirm the electric provider (PEC vs. Bluebonnet), propane vs. natural gas, and internet options (fiber vs. fixed wireless vs. Starlink).

    Deed restrictions & HOA

    Even 'no-HOA' acreage often carries deed restrictions — livestock limits, guest-house rules, short-term rental bans, architectural review. Read the full CCRs before the option period ends.
